In all honesty i dont really believe mold is the horror some make it out to be, and I cant see a full gut wouldn't relieve it....but then again, I've never seen anything like the mold I saw today.

This may sound like you are creating a hurtle for yourself, but in the end honesty is always appreciated and allows for a much smoother transaction. - My advice though is to make sure your numbers are tight and make sure you can successfully dispo the deal!

To be honest, I really don't know much about this; I thought note investing was just purchasing a note, doing your due diligence, finding a servicing company, and collecting the payments, with the hopes that the borrower doesn't stop paying. 

$20k is possibly enough but in all honesty, it will be a bit hard since you are on the younger side so have not had time to develop a credit history.

To be honest, I could probably lower down expected repair rates as well, and I'm not too sure about the rates with MFH insurance here.
