And then once I’ve got perhaps 500k ‘ish, transitioning to a more conservative/passive investment model which will let me take my foot off the gas and enjoy life on my terms.Right now my favorite option is saving up and being very frugal for a couple years, trying to put back 50k, and then beginning to invest that as an equity investor multiple times per year until I reach a certain point at which I can meaningfully invest in a more passive strategy like notes, or something like that.

Your key issue would be getting a fresh data feed or a way to extract information from the current available data that other folks aren't already doing. 

Setting your system up correctly at the beginning allows you to run meaningful reports on your data, which will help with keep/sell/refinance decisions in the future.

The motto I live by is if I'm not growing I'm dying, so regardless of being afraid I must do it, because the end result is.........I would like to enjoy a lifestyle of financial freedom and abundance, be young enough so that I can travel anytime, give to charity as I desire, buy whatever I choose, and build meaningful things that contribute to society.

So, how meaningful is it?

It will take about a decade to see some meaningful effects on your Net worth.

I am in LA county and I already spoke with the probate department at the courthouse and they said the only way to extract that info is actually go down there and pull each record one by one.  

If I become a realtor, I might be able to have them work as assistants, but I want them to have meaningful work and they might have better learning experiences working for other, tougher bosses.  

After repairing and adding value to the house, any appreciation value (equity) can then be extracted and used at your discretion.
