@John Choi,A bit of a "false equivalency" comparison I think between putting cash in an investment for a return, and starting a flipping business outside of your existing construction project management role.

Basically the terms are 2% transfer fee (equivalent to points I suppose) and 0% APR for 18 months and I just make minimum payments.  

PITI about $3000 and that basement could be rented out for $1200-1500 ..so would only be paying $1500-1800 a month to live in a very nice house which costs the equivalent of a 2-3 bedroom apartment in town. 

However, if you are using closed cell foam on the inside of your wall assembly, I would recommend using Roxul Comfortboard 80 (or an equivalent rock wool board from another vendor) rather rigid foam (XPS or polyiso) as you do not want a strong vapour retarder / barrier on both sides of the wall sheathing.The other thing to keep in mind is the ratio of "inside" to "outside" R-value.
