I have done a recorded exemption of 1/2 my property so I now have the house and 3 acres on the corner and another 3 acres in the back.My question is:This area is growing and the acreage across the road is for sale ($3+M) for both residential housing and commercial development (the commercial development would be closest to my property since I'm on the corner).

When I'm checking comps nothing has been sold in the radius of .6 that's similar.The closest one is 1.9 MI and it sold for 122k, the guy says he is free and clear on the property.

@Graham Lutz  pretty much any topic that is   Hey were is the best cash flow or what market is best.you get those who live there touting their area.. and I get that.. we are all proud of our area.my point is there are just so many great areas right now. that the one closest to home is usually the best to work in.. why go 5 states away for a 1% difference in cash flow LOL..
