This is the other side of things that I don't think you are fully considering ... trying to dance into and out of properties and markets via 1031 to try to time the market cycles is an equally ill-advised strategy, as moving to new markets where you have little experience and boots on the ground is just as likely to net you a loss as it is to multiply your assets to 1031 back into the cyclical market after it crashes (but not as low as last trough).

@Jim K.I would take the 23 and subtract 7 and then multiply by 4 to get the approximate square footage of my yards seasonal rain fall in the post monsoon quadrant...But on a more serious note I would just take out my phone and use the calculator.
