Hi Jason and welcome to the community,In working on construction projects outside of my state (I'm a licensed residential contractor and SF rental owner) I have encountered that the local building codes might be amended to add any local requirements in addition to the national codes, so you want to work with a local contractor to at least give you a run down of the process and help you pull permits for any items requiring a licensed electrician, plumbing or structural work.Good luck in KS.MRod

That way down the line if they have problems with the business you have some negotiating leverage with the lease amendments or if they want to terminate a buyout provision to cover lost rent, TI, leasing commissions, and legal costs for the next tenant.
