Now they are unloading it and look happy with their strategy.

If we accept the offer and the listing description matches the property how would they back out of it when it goes to court.Should I say that I have a nice duplex that had a good size fire and this would be a great way to unload it at full price without finishing the remodel?

Basically that owner is near retirement but is not looking to unload his multifamilies any time soon.

I'll either unload this property after my kids are out of college, or use it to trade up to something bigger. 

Fortunately, the owner of the local lumber yard purchased the property from the executor (my loans were made during probate of the deceased borrower's estate) which ultimately paid off my two loans.

We have did a few cabins, have swapped logs or raw lumber for hardwood flooring or other building materials , If you have the right logs see if you can trade part of them for a cabin frame .

Again, the attorney was asking the question and as they often do, they want to unload any potential liability onto someone else (at least my great attorney does :-D ).

If you are a serious buyer you can walk into a Real Estate office that deals in Foreclosure's/REO's and ask them to introduce you to some properties that they have not listed yet that they got from the banks in your area or what ever institution gave them their inventory to unload...

Actually, win/win/win, because now I have a non profit with trucks and volunteers that will come and unload houses for me, AND offer a tax deduction to a seller.
