I would play it safe looking for the best returns; loan money @ 6-10%, go into etf's, play a little in govt subsidized housing, a little in securities, maybe play on some crypto markets and of course agriculture lands

I say this with the caveat that my experience in the non-bank mortgage/lending space is in the non-owner occupied and private money sector.Also, I do believe Lucas is right as FHA streamline refinances are possible even though the owner no longer lives in the house, from my understanding the most important requirement there is timeliness of payments.
