We ask to confirm the rental address, monthly rent amount, move-in/move-out dates, etc.

If I go by the 1% rule I would have to charge around $3k a month for a house thats completely outdated and in poor condition whereas these other houses are in good shape and somewhat renovated going for $1,500-$2,000.

For instance, I've seen many older homes that have beautifully newly-finished basements...but, get behind that new drywall, and there's old galvanized steel plumbing with maybe 3 years of service life left, outdated and dangerous knob & tube electrical, asbestos, structural integrity problems, or any number of other issues...the end result?

Aside from the fact that the photos will be well outdated, part of the reason to drive for dollars is to give you a clear picture of the neighborhoods, street by street and know where to work in and where to stay away from.

On the other hand, if it’s going to look the most outdated or lack amenities compared to your competition, either price it appropriately or rehab it now.

My only piece of advice on the website is, if you put one up, make sure it is maintained, only thing worse then no website is an outdated site with broken links.

Unless you currently live here and can see what these neighborhoods are doing then I would say your view is a bit outdated.
