Since only the "acquisition" loan's interest is deducible, this hurts if you do a cash-out re-fi after rehabbing the building.  

Had to replace multiple faulty battery trays that led to guests being locked out.I've since switched to the Yale Assure Wi-fi (the model with a key) and they've been 100% reliable.

So far so good. 2.5 years later that property had appreciated about $63k which allowed to cash out re-fi and buy my first rental.Now that rental has appreciated approx $60k over what I bought it at and I'm looking to use that equity to purchase another property.

Personally I would never invest acquisition funds in anything other than cash equivalents, or a AAA FI instrument that provides cash flows that match my desired draws.

However, I did read it back in a Poli Sci class in one of the course texts, so even the scholarly authors of such texts are using it.

Just be careful about one tenant adding wi-fi and allowing/selling it to other tenants.
