Also, my spouse is not a big fan of rehabing bec of time crunch. 

I'm currently checking MLS listings each day and crunching the numbers in order to develop my analyzation skills. 

Numbers have been harder to crunch with less cashflow on a normal BRRRR but with section 8 you can get quite a bit more from the MHA.

One minor issue I had-I have called the office twice, once so I could see if I could be sent my exam ahead of schedule (they say it'll take a business day) because I am on a time crunch to finish; And once for info about the 15 hr portion.

I would crunch those numbers first.Then depending on what property you’re looking for, what will you do with the cash out money?

I came across a good form for crunching numbers as they make you look at it from the point of what you are providing for the rental.

But overall, I'm not sure how much all that data crunching will help.

I've been crunching numbers using the MLS and I am not seeing 2% as realistic.  

For example, a couple months ago, some friends and I crunched numbers on a duplex on North Roxboro (listed for 280K).
