A co-guarantor (co-signer) with provable income and a house with equity that I like could work but, like above, if I've got to become a "rent stalker" to get paid, that's not really solving the problem.

Both have DUIs, and one has a bounced $500 check from 4 years ago.They offer to bring a co-signer and do a double security deposit. 11 month lease which puts property back on May 2014 schedule if things do work out.

I will occassionally particiapte in a JV as a co-sponsor.To you last point, I agree that a sponsor should never have to defend their compensation.

If your income must be used to qualify then you will need to be in title and on the note, at that point, your status will also be as a co-borrower, same as a borrower.
