For me, I'd rather invest in Corktown than Royal Oak.

They have held up well for us for 14 years raising three kids.The sides of the drawers are coated steel, the cabinet facings are solid oak with oak plywood insets.

Also, you can compare it to the South Pas maps as you will see South Pas has higher crime areas along the store fronts (mission, Fair Oaks, etc.) and you can compare where you currently live to the other areas.  

Some players bluff when they have nothing.

One is call the Keys in Clearlake Oaks.. ( modest homes.) like any area prices range on location and actual lake frontage.

Currently own in Chesterton IN and Three Oaks MI as well as Niles MI.

They got ripped, probably....I got new solid oak doors made at $15 a door, drawer facings at under 10 bucks at a cabinet shop.

Welcome @Joe DemonteI am in the Valley, Sherman Oaks, lots of multi opportunities in So Cal, small apartments, etc.Houses here do not cash flow w rent to PITI, flipping is good, possible lease option assignments with 50% equity +, need to know your hyper local market, a good agent that knows values is really helpful.REIAs are great.
