Serious buyers usually ignore FSBOS, unless an agent with a commission motivation steers them toward it.

Not too sure what your current financial situation is so I would not be able to steer you to market you could safely afford...

Ask a TON of questions, ask title, ask escrow, ask the lender, as the appraiser, ask other agents (just make sure they are taking care of you, and not steering you wrong to lessen competition).

I always steer away from installing carpet in rental properties.

Realtors can't "steer" you so don't expect them to be all that helpful, though most give you some indication.
