Last time I walked the neighborhood, I saw a dude with his shirt off yelling at his 'girl' with a plank of wood in one hand.

and god forbid a Personal financial statement and or copies of tax returns.. having done HML for 30 years you would be shocked .. you can't read a book by the cover.. the 3k suit guy has terrible everything the guy in jeans and T shirt is great..

You can lose your shirt (and earn it back) multiple times, but you really only have one life to experience those benefits that you'd like.

My partner noticed the following note in the stamped permit package from the city:We called the number and the inspector isn't available to meet until at least tomorrow and possibly the following day.

I never realized how much our government encourages laziness to get free housing and food stamps until I became a landlord.

Do I just pay 49 ct per stamp and send it manually  or is there some discount ?

Maybe don't post on YouTube, but more FB,IG, TT where they can more easily be removed or date stamped....Today is Jan 1, 2024 and I'm doing an open house at 123 Main, come on by if you want to see inside this gorgeous house.So join a brokerage with a lot of listings.You might also think about just shooting generic videos of the neighborhood, vs of specific homes.Good luck....make a mark in 2024....year of the Dragon.

Once you these 3 things right then comes all the hard work of doing the direct mail (writing, stuffing, stamping, etc).

Some states/counties have specific margin requirements (so they have places to stamp for recording) or specific verbiage that must be included.
