The rehabber was amazed I got the property first when he made offers on the same property in the past (and he actually made higher offers).Lesson here is persistence in making offers.

You have to have a persistent behavior like a detective at times to get a hold of these people. the best advice I will preach is ,show empathy and understanding of their problems, not greed!!

MOST people don't create content for their house buying website and even fewer are consistent and persistent.  

Deals can still be found with networking and persistence.

Only the rent boards know when one of the unpermitted units they've enabled to persist burns down.  

Just keep going consistently and persistently and you will get one.Make sure that you are making your offers to people who can accept your offer - meaning they have the equity to accept your offer.

Within this role, I was able to see the market's ceiling and also come to a number of conclusions about why it existed/persisted.

NO... you wanna make sure he has a plan, exit strategies, pretty much all the bases covered etc. hope this helps but you're young so be diligent methodical and persistent.
