Hi everyone,I am a new real estate investor in the Chicago area and I am in the process of closing on a multifamily 3 flat in Irving Park.I was hoping someone could recommend any home inspectors with experience in older multi family homes and real estate attorneys.This property was built in 1894 and is about 3,000 sq ft between the garden level, mid level, and top level units.

For me, that is defined as $120,000 annual passive income by 2025 (age 40).I will be investing exclusively in Multi-Family APTs, and have been studying REI for a while.With a 6 figure nest egg, I can either purchase a ~$500,000 garden apt NOW in a mediocre market, or wait roughly 12 months and purchase a 7 figure APT in a what I would consider to be a better market.Waiting would allow me to take more of an advantage of the economies of scale, but I would be sacrificing a year of quality %returns.

I would be trying for wholesale to hold myself or wholesale to close. if you can grab properties for 50% of fair market value your going to win ether way.I can how ever give you knowledge of the area as I lived there for 4 years.Places I would invest in.Doctor Phillips, Winter Garden, Hunters Creek, Lake Marry and Metro West.
