you can convert it into an SDIRA, with a custodian who will monitor what it's used for. you can elect to invest the money into real estate projects that YOU do not personally have a stake in, and YOU can not personally cashflow or benefit from the projects. however, your SDIRA can. this is a great way to supercharge the growth of your old ira, you just won't be able to access any of that growth (without tax penalties).
