Back in the day ('80's) we got into some engineering ventures. 1st was an Al floating dock system that boomed at first but again o/head, poorly motivated part-time employees, travel & tough installations & the brutal winter solstice up here killed it & the desire.

However, if you are able to subdivide the property, or change its use entirely through Overlay/Floating zones, modified comprehensive plans or other zoning changes, a more lucrative utilization of the site can permit the ability for one to contribute that enhancement to the property in turn for equity.

Are people just floating multiple down payments?

I'm contemplating weather to use an adhesive vinyl tile where you could just peel and stick to the floor or an vinyl linear where I would just cut to size and float it on the floor (Maybe use a little bit of glue).

On another note while we are having a banner year, we have twice as much capital available as we have notes to put them into.

We all know about the rate lock, but if we were like other countries with 3-5 year floating rates(or like CRE), residential would have a cliff-like fall.
