It's floating floor that clicks together and doesn't require an underlayment.

They're also okay with floating at neutral to slightly positive monthly income for a while so that's another consideration.

Our rate is set the day we start and does not float until completion.

That 6.5% primary mortgage that would be floated would add a point-point & a half to qualify those same individuals, so we're back at square one.Fed is going to have to loosen it up quicker than later; the economy is in a worse state than stated and the market is totally pricing that.
