@Julian Merchant I know this post is old, but would like to talk about the logistics of turning a SFR into a 4plex.Entrances - you now need 4 independent entrances and usually secondary egress for emergency for each unitUtilities - The best way is to have 4 meters installed.

In the end, it all comes down to the dollars and cents of the entrance and exit strategies you are looking to employ...and if the market you are analyzing works for that strategy (or strategies in my case).You also don't pick the market, it picks you.

I think Judkins Park (Close to the 2023 lightrail station, which is at i-90 with entrances of both Rainier Ave and 23rd St) is hugely undervalued and is an incredible choice for anyone commuting to Bellevue.

Its the stove the city cracks down on, as you can work around this by installing a wet bar which can include a sink and fridge,does not include a stove, built-in microwave, dishwasher, a garbage disposal, or a gas line.With the second kitchen your house would act more like a duplex with two units rather than a house with roommates, in practice the pwnership experience is pretty different when you have a separate entrance and separate dwelling units.

It would be nice if all roommates were like that.If I can find a house that had like maybe a master suite with a separate entrance or a garage that's been converted into a studio apartment or something like that, that would work out great.

So if there is a townhouse with 4 bedrooms where 2 of the bedrooms have their own separate entrances, their own bathrooms and little kitchens, and this house is rented to 3 separate tenants (1 in the main house and 1 in each of the separate bedrooms) would this new bill apply to this townhouse?
