I'm not familiar with the markets you have chosen. 

After you choose your tenant, tell the ones that are not chosen, that you have chosen someone else, if they ask you. 

I have chosen this strategy because I'm between jobs and just starting my real estate investing career.

Some of these factors include the type of wood chosen, the installation process, the experience level of the contractor and even location.

Diversify that money into real estate, stocks, crypto but of course which asset class do you value more and willing to put more money towards it...that's a question for yourself. 

l've chosen over time to keep a smaller number of really profitable properties rather than maximize the number of doors.

There are 100's of these types of funds available (some REIT's some funds) that are available.Of course along with returns please make sure to consider risk.Does anyone publish ratings for REITs similar to the way Weiss publishing ratings for banks and stocks and cryptos? 

Before taking the plunge, honestly assess your finances (income, debts, savings, and risk tolerance) and research your chosen market thoroughly (rents, vacancies, property values, landlord regulations).
