I have a duplex in oak harbor and I'm enjoying insane cash flow.  

If you are correct in your biased assumption, then don't pay him a dime and call his bluff, then don't pay the subs, the subs will file a lien, and just prove it to your licensing board that he is at fault.

They will let you know the difference between an all white kitchen with marble countertops vs. golden oak kitchen with formica counter tops.

I am building 8 units this summer up in Three Oaks Michigan.

Buildings built in the 1800s (if they are standing today) are likely very well built and the materials are really quality stuff, like oak studs.
