If you're worried about appreciation I would be very picky about buying in proximity to something that make it a desired location, and I would not buy in a peripheral market where new construction is essentially only limited by the cost of construction.

Some of the surrounding neighbors do not maintain their properties as well, but great investors recognize a good deal and have vision of where the market is heading based on location and market growth year over year.

However, I was eager to pursue my vision of what a real estate company should look like.
