I would say any cleaning service that focuses on pet hair removal, dander, basic clean up to protect people that might move in with allergies is going to cost $200.

Everyone I know performing in the STR segment universally has a laser focus on the operational aspect.

They have to make a lot of well planned decision, have a lot of self discipline and laser focus.

Nonetheless, I had to pass on some very tempting opportunities (eg: partnership in a dry cleaner business netting $500k) in order to focus on growing our CPA firm and real estate endeavors.At work - Laser sharp focus on providing exceptional tax and accounting services. 

That's like splitting hairs to me for buy and hold.

Kitchen cabinets ripped off the wallHuman waste  on the carpet .Toilets broken off at the base .A house so vile you wear a tyvek suit , with the pants and arms taped shut , a rubber cap over your hair , and a dual filter   face mask . 

Now if a sewer line was backed up, I think that would be on me, but a slow draining tub because you let your hair build up in it....why not have the tenant take care of it.

Even quality control was via laser measuring & robotic 3D scanning systems similar to systems we implemented when I actually had a JOB.meanwhile...

The bay area, ca, Portland  OR  Seattle, WA etc are all high appreciation areas..... the trend line is up and this is why these kinds of laws exists , tenants can end up in the cross hairs of rapid appreciation situations.
