And in general you may find that people that are not able to handle paying rent on their own, they generally will not be able to maintain the property well or be a good neighbor to your other tenants.However, you will hear from some(even in this thread) that will swear by Section 8 and insist that you will not have issues or problems at any greater likeliness that renting in general.

The sort of things I'm talking about are earnest money, proof of funds, all the extra forms and paperwork that come with a traditional sale that I would assume the agent would insist on - is there a way around those things when working with an agent, or will I be basically stopped in my tracks once those get brought up?

@Julian Fung the best thing you can do (assuming your agent knows what they are doing) is be commited to completing a purchase, listen to thier advice, do not insist on ridiculous offers, and act when it is time to act.

In my experience hard money lenders insist on being in first position, I have never seen a hard money lender do anything any different.
