I look at funds being taken out of a cash out refi to fulfill what’s been put in that property and the rehab as my seed money back first before anything else.

Most REI groups post their info on the internet - operate for awhile then fade into the woodwork as they no longer fulfill a need for their members.

Bryan,One thing to keep in mind is that you can move again after you fulfill the primary residence requirement of FHA, and most of the time your first home won't be your last home.

Now that guy is fixing and renovating and hoping to sell at 340k.I fulfilled all of my promises to the homeowner and made sure they were in good hands.

I will definitely keep focused on fulfilling my obligations as the borrower so I will be able to keep this portfolio lending as a tool in my tool bag.

Now with that being said, I am also unhappy with my day job and look forward to the day I can pack it up and walk away and do something more fulfilling.

For the record, I find the underwriting process to be absurdly stingy, but that's a different story for a different time.It is hypocritical to make someone run through a gauntlet to qualify for the loan and then slap them in the face with the idea that these borrowers still can't be trusted with the loans fulfillment.
