Hello,I am wondering if there are any circumstances in which i can expense in the current year the purchase and installation of new LVP flooring that will be a floating floor?  

Can't go too wrong with LVP especially when renting to college kids you definitely want something a bit more "tenant proof" depending on which subject the kids are studying if you catch my drift.

For example, (1) are you being charged points for your quoted rate, (2) do you get a no-fee interest rate float down after locking, (3) does the lender offer a no bank fee refinance service in the future, etc. 

(Have seen installers use VCT glue with excellent results).Floating floors were a good idea when they first came out, but over time we have seen them deteriorate and give problems (over 10 separate installations). 

This idea is already being floated within city hall.  

If you go that route, just make sure the lender locks your rate for 45 days at the beginning of the loan process, I won't work with a bank that floats the rate, as that is far more risky.
