From a quick search market rate rent is $2300 (in good clean condition but not upgraded) to $3600 for 1 bedroom (updated, granite countertops, new cabinets, flooring) - I maybe off by a hundred or so dollars but that's the ballpark range. 

However, now I include things like "All Screens - no tears" and "All Windows - no broken glass" and "All Countertops - no scratches" and "All Carpet - no stains" to make it very clear.

Maybe listing in order from greatest significance to least : flooring, new paint on outside, metal roof, central ac and heat in each unit, landscaping, updating restroom (shower, countertops), kitchen counter tops

perhaps new Formica countertops as well.  

From what I see in available units, expensive updates like quartz countertops and stainless steel appliances appear to be overkill and in low demand.  

Scraped popcorn ceilings, sprayed and painted the new knockdown texture, new electrical outlets everywhere, added Alumiconns to all electrical because of aluminum wiring, Found Offerup deals on fans/furniture, LED light fixtures everywhere, Patched drywall in every room in the house, sprayed new orange peel texture, painted every wall, new water valves in the house, new kitchen sink, new dishwasher, new real wood vanities in both baths, new granite countertops with new sinks and faucets, new ba What was the outcome?

I am upgrading flooring, paint and countertops in the exchange properties.
