And finally, you can technically have 50 second homes... the only issue is you can’t have two in the same state but you can have a second home in every state and often deal with the same lenderFor example Mr Cooper (mortgage company out of Dallas TX) can do loans with 10% down for second homes in all 50 states and rates are very fairGood luck

In my experience, when I have self-managing landlords come to us because they're running into this issue you are having, the tenants will cooperate at first, and then either stop paying and move out, or have to be evicted.

So there is a Landlord Cooperation program that you need to sign up for with the gas company and once you do that, you eliminate that risk, as long as you remain compliant (by having a valid rental license).
