Congratulations)  One suggestion I make to everyone who tells me they want to do STR is go pick your area of town or type of place and then look at the rate/availability calendar on AirBnB for the next two months. 

As it is, I will end up with less than 5 vacant days for the entire calendar year. 

Sorry to hear about this predicament.Insurance should absolutely help you but you and I both know that you're going to have to free up the calendar on the days that you decide to call.

I don't think you'll have an entirely full calendar, but we've got a lot to do around here and a 2/2 would allow for two separate couples to share a space.Go through the HOA docs to make sure it's a solid place.

.#2...let me see your training calendar...and are the classes online or in person.#3...how much does the training cost.That's how you can set the two apart....no training room...well how serious are they about training. 

I pay close attention to my local market & consistently run searches to check my competition and their calendars.

Most tout as 'active adult' and have lots of programs and a calendar full of events each month.
