I'm aware of the "multiply by 60/70" rule of thumb, but am looking for something a little more based on recent actuals.In Albuquerque, which is the market I'm working to make offers in currently, I'm seeing prices per pad slightly north of $25k in recent sales.

I prefer MFH versus SFR because I'm able to multiply my cash flow while keeping my CapEx relatively small.

So to calculate the rent to home value such that I can apply the 1% and 2% investment rules of thumb, I multiply by 12 and then invert.

Others value parks per space so 33 * 15k (or other multiplier, could be anywhere from $10-20k) = $495,000.
