The girl at the register doesn't take your order then run to the back and make the burger, then go get your fries, come up pour your drink, then go to the drive through window and hand you your meal.

We were out having a couple of drinks and turns out that my friend's friend was heavily involved in real estate and through him we were able to find a good deal on a house to do a buy and flip.  

We're also good guys here that aren't terrible to have a drink or 2 with.  

Get them out for drinks, or coffee.

Gas is almost a loss leader and the owners make money off of lotto tickets and inside food and drink sales.If it's an old gas station on an over sized lot in a great location then Quick Trip, Racetrac, Wawa, Speedway,etc. might have interest.
