Would like to see the rest of the states follow the west coast's lead.Lots of empty old buildings and factories in the rustbelt states that could be put to use.

Another factor is most larger institutions (National lenders, Fannie/Freddie) prefer owner occupied buyers & are making repairs to properties so they will conform to FHA financing requirements, while putting time restrictions on investor offers essentially freezing them out of the market.

If the seller has a complicating factor, I might be the only offer in town.

I have found that they need to be about 3 hours away (at least) before the "pain in the butt" factor is big enough for them to get rid of the property.Sharon

First factor is that I had a really big ticket item come up out of the blue and wanted to pump the brakes after that happened (had to get creative to absorb the cost). 

Maybe your 'why' factor is for financial freedom, sure.
