If something were to happen to me and a payment got missed or they decided to call the loan, this juicy low LTV performing property would be scarfed up by the lender like that (finger snap).Using a 6-decade long family property as an ATM to pay fed taxes by giving a lender a 20-40% LTV lien on your property has a lot of risk IMO.

(I guess to avoid this you could draw it up in the contract(something with a clause about having a clean title)) Can you, or anyone, give me an example of an unclean title?

And when I say few, I mean count on 2 hands with many fingers left over.  :-)Again, this is just my method, so I'd be grateful for what other BP folks come up with.

It's a nice quick turn around with a nice profit without me having to really lift a finger other than to go purchase prop from trustee.

They told me exactly how to navigate the DelCo web site to get the parcel number, but wouldn't lift a finger to help. 

Also, as a wholesaler you've still got your finger in the pie on whatever transactions you do - so if something goes wrong, even if you weren't the buyer, you've got liability.  

I know what it's like to have someone hole up in your place and basically give you the finger and it's horrible.  

Hope to feel out the current tenants who seem alright so far (fingers-crossed) and slowly make improvements until tenancies end in a pandemic-free environment so I can upgrade the units with a cosmetic overhaul and then bring in the refi appraiser.
