You should do something like this in cooperation with your accountant because you don't want to mess up your taxes and have to pay for something you shouldn't be paying for. 

The state and feds cooperate in this so they can both regulate the market to death.

I've agreed to list it and get cooperation from tenant with showings and pointed out that feb is a slower month to get interest in applicants and that they would be on the hook for additional rent if I couldnt rent it by Feb 1.

Would love to team up and increase value of such cooperation.

But, if they are not offering any commission to the Cooperating Broker (Your Buyer's Agent), then yes, you would have to pay your Buyer's Agent yourself...but again this would be known immediately by your Agent looking at the MLS listing for the property so you can make that call ahead of time.Otherwise, if this is an off-market deal, then yes it's all negotiable and as others have indicated, you would be responsible to pay your Buyer's Agent (also called the Selling Agent) as part of your closing costs.

i hope to refi once I increase rents, if interest rates cooperate.

@Jonathan Cooper my first property was a 2bed 1.5bath townhome.

Once the closing takes place, the seller has zero incentive to cooperate with supplying them.
