However, if the emails are not bouncing, and the phone isn't disconnected, he's probably going to ignore that too.

If tenants have a bounce back or do not pay for either of those that is an immediate red flag.When looking at a background check, we are always careful to look at dates of any flags, and we also review the credit report to see how many on time vs late payments they have on their credit accounts. 

I do agree with Newburgh bouncing back and becoming revitalized but I don't see it as being the next Williamsburg or any part of NYC.

@Karen Margrave   my dad always preached this from form whenever I could remember  " tough times don't last but tough people do"  and once you bounce back there in SO cal your profits will be substantiall we have to hit a bunch of singles were you get to hit homeruns and grand slams  :)
