Just email them and tell them you know that They have rerented the room, your obligations are now over, you'll be making no more payments, there will be repercussions if they falsely file any kind of non payment reports, etc.

It can be considered false hope of getting out of a bad situation, when in fact if I can't find a buyer, my "subject to" clause gets me out of the deal and leaves them hanging wet in the sun.
