Plus the chart is very attractive especially those that got in 2017-2020.

The appreciation markets historically have achieved outstanding cash flow over long hold periods.Then there is the appreciation reflected in @amir M. chart.  

For example, the chart below shows the total cost basis of $2,000,000 less land and other non allowable cost items of which creates a DEPRECIABLE tax basis of $1.4MM which creates an annual depreciation amount of ~$51k.

Even if it was it might just be a speed bump according to this chart. 

Airbnb market is bleak. not much adds up at todays rates and prices. and rental market has dried up, minimal demand, nothing compared to last year which was off the charts. we are doing ok because we got a killer in 2016 so our mortgage and rate is low, so we can keep rates affordable and rent it every weekend.

It is expensive and I know a couple of large investors that just stopped doing it because the cost was just off the charts compared to marketing to absentees & owner occupants.  

That meeting led to other aspects later on, so I guess I could consider residual incomes, I'd need to get busy on a flow chart approach I guess, family tree, centers of influence, that type of stuff.

The flow chart of RE is more of a path going uphill with alternative paths that can be taken, some lead to different results some lead to the same results and different paths may represent different levels of investment being required (money invested).
