Trying to get a VERY BALLPARK idea of what I would expect a per-square-foot gut interior renovation to cost an investor in San Francisco.By ballpark, I mean I'd be happy with a $50/sf range ($125-175/sf, for example) or even just a high-end number (up to $200/sf, for example).By gut renovation, I mean gutting down to the studs and replacing all electrical, plumbing, HVAC, sheetrock and then all mid-level cosmetic finishes (oak hardwood, standard granite, basic fixtures, etc).Ignore exterior costs since I know those are a lot more variable.I realize that there are still a million variables, but I'm just trying to determine if a conservative number is $100/sf, $150/sf, $200/sf, $250K, etc...Thanks!

We tried pliers (staples snap) and bought a staple puller (too wide) but the staples are through 3/4" oak plus 1" tongue and groove subfloor and not budging.

My opinion is to call the seller's bluff and let them close with others if they're unwilling to allow you to get the boxes checked you need to check.

Since you mentioned that you want to do more flips, I would probably suggest other areas like Frankford, East/West Oak Lane, or Fishtown to do fix and flips.

Also, it's closer to the White Oak Bayou bike trail, which is a plus.

I’d pass on this one if they give you a deadline it is a bluff say thanks for your interest but you don’t think you will complete your screening but good luck on the next one.  

The first thing they want to do is a "field inspection" of the house when you protest but sometimes that's a bluff.
