Investors in L.A, San Diego, the Inland Empire, Central Valley - up and down the state are making a monthly cash flow on investment properties and not one of those areas will every make an 'experts' list of markets to invest for cash flow.   

I also live in Southern California (Inland Empire) and I primarily invest out of state.Having said that, everyone needS a place to stay, so I would House-hack.
