I buy for cash flow and thanks to work from home opportunities our area has grown significantly in the past 4-5 years, especially during the pandemic.

LTR's are still cash flowing in certain markets, it all depends on the ratio of price:rent, which has grown too high in certain areas.

Things like population grown, demographic trends, etc. 

In addition, Huntsville’s population has grown by 20% over the last decade.

For example, to get stable, I probably could have grown to about 100 to 150 units.

My interest for real estate has grown immensely these past few months.

In hindsight I lost out on a lot of wealth creation by insisting on all-cash, as my portfolio grew a lot slower than it could have grown had I been more open to using debt (wisely).

That's not much, especially when that $80k could have grown, been leveraged, and/or compounded elsewhere, rather than sitting in a hole in the ground and hoping for market appreciation.The other one that hasn't been addressed yet is the advantage long term debt has against inflation.
