Purchase price: $255,000 Cash invested: $20,000 Townhome located in Salt Lake City that has generated an incredible amount of income.

I'll be moving from Salt Lake City, Ut. to Indianapolis Indiana with 500k personal cash plus a 10k or so monthly risidule to purchase "buy and hold" properties.

I am not an expert on anything so take my advice with a grain of salt and make your own decisions when it comes to investing.

Getting around others that have accomplished what you are looking to do is always important.I'm actually a real estate agent out of Portsmouth and an investor myself, so you can take everything I have to say with a grain of salt. :) The seacoast really is expensive - but with every negative - there is always a positive, it also has huge rental demand with steep prices for rents.

Not a whole lot is going to change during that time period if what I buy to begin with already fits my profile criteria.Any investor worth their salt knows you can't predict what a house will appraise for on a refi.

After looking some in the Salt Lake/ Wasatch Front area, there doesn't seem to be obvious or plentiful opportunities for cash flow (although from reading, I've heard they are out there, but harder to find and maybe leaner than before).
