Then we ventured into 1980-90 commercial insulation applications & did well but those of us in the group lost interest because the only way to ensure profits was to do most of the work ourselves & it was tough work, required expensive equipment & very slow 90-120 day reimbursements.

@Caleb Heimsoth I was told they are able to offer such attractive terms because of something called a community reinvestment credit that Chicago reimburses them for.

@Jason Henry as mentioned previously, a cash purchase is probably most advantageous for acquiring the property quickly and without waiting for a 2-3 week financing/underwriting process.What I often do for clients who purchase a property with cash is what we call a delayed purchase, in which case we reimburse the borrower up to 80-90% of their purchase price and fund 100% of the rehab budget.
