If you bought a property in 2021 at a 4% cap using floating rate debt you are underwater today on leverage.Fast forward to today's acquisitions: many truly class B institutional quality assets in good submarkets in major metros are still trading in the 5% range.  

So if there was a $600,000 house loan still floating around out there, you would own the house for the $170,000 (if it sold for that), but the property would still have a lien by the other lender wanting payment for their $600,000 loan; and if you didn't pay, they would then turn around and foreclose on YOU!  

My pitch to the builder is that they shouldn’t have to be a bank (floating advances or waiting for their subs to get paid).

and 2nd in multi-family do you see trouble ahead for all these Floating Rate 2yr/3yr loans taken out at historic low cap rates in 20-22, that may require big cash injections to re-fi?   

Too bad we can't float bonds and show one thing and pay taxes using a different system like the big boys can!

Someone else may feel comfortable doing kitchens and baths but lack doing long stretches of tape and float on drywall.

Just pay the interest and float payments to contractors.
