What I really want to know, what have you learned, what experiences have you had, what meaningful impact have you had on someone else, and how have you grown as a man?

Most of his advice is common sense, straight forward, and not designed to extract extra money from your pocket.

Section 110203 beginning on page 961 may be one of the biggest land grabs and transfers of wealth in recent memory and looks like it is forcing Mom & Pop landlords to pay to house millions without meaningful recourse. 

Just like in your example above -- the units are the same (a percentage), but you can't just line up those percentages and compare them in any meaningful way with understanding how they were calculated.

As someone who has been involved in lending involving everything from small real estate loans to angel investing to venture capital, my experience is that the past success of the principals is the biggest determining factor when it comes to the likelihood of future success.If you're going after non-business people (mom and pop investors, perhaps literally), a slick presentation isn't going to be very meaningful.
