Things that cause more overhead like need for extra bank accounts, extra insurance paperwork or conversations, and time required to spin them up and down in a scenario where you're holding property for shorter periods of time.Basically, everyone talks about the asset protection aspects, but the headaches around handling lots of checking accounts, setting up electronic payment / rent collection, etc is the daily tax on productivity I'm fearful of.

Besides the obvious lesson in vetting your buyer, this taught me that you can write as many offers as you want as long as you aren't waiving contigencies.As for the lockbox thing... its a bit tougher here in OC because most properties have electronic lockboxes, although a lot of REOs don't.

You can buy most contracts online and fill them out yourself and then email it to the broker/agent.REO brokers all use the state Realtor contract, so don't bother finding/drafting a contract and printing lots of paper (or electronic pages) to make an offer.Supply them with a one or two page offer summary form, on which you state that if agreeable the terms of the offer will be incorporated into the state's Realtor contract.
