I'm talking quality of countertops, state of the flooring, level of finishes.

All flooring - tiles, wood, Vinyl I buy from floor and deckCabinets, quartz and granite countertops from a local vendor, who can design for me once I provide him the dimensions over the phone.All my paint comes from Sherwin Williams, having a contractor account you get a good discount but still little expensive than Behr from HD.Over a period of time, you will figure it out what makes sense - sometimes you pay a dollar more outside for the quality and building relationships for the future purchases. 

I've refinished tons of wood floors,  cabinets and countertops for inexpensive upgrades as well.  

(Assuming we are ripping the kitchen out) The countertops...

Finishes would be medium luxury with granite countertops, two more bathrooms so that there is one on each floor, laundry in the Unit, and either hardwood or laminate flooring.

I also go to choose some of the finishing touches like all tile floors, the appliances, and the quartz counter tops.

Now if I was to start a company, it would be in basic home repair to consist of painting, drywall, ceramic tile (wall and floor tiling) floor sanding, counter-top replacement and carpet installation. 

Significant Cosmetic Rehab: Paint, all flooring, plus other items such as doors, countertops, window coverings, landscaping, etc.

Black Friday is coming up.Good day to be looking for bargains on all appliances and others things your property needs in the future like large bolts of new carpeting for future vacancies,new countertops,toilets,vanities,etc.The more You package together,the bigger the savings.Especially if you talk to the store manager about a bigger discount than advertised to the public.

So I just replaced the countertops, replaced all flooring while I'm there.
