Like you said...just leaves a bad taste in the mouth to reward this kind of behavior.

If someone does a no call/no show, their number/email gets added to a contact named "Blocked Blocked" in my iPhone, which just happens to be blocked....If they demonstrate irresponsible behavior on first impression, why would I ever saddle myself with them as a resident?

If that tenant paid a $10,000 deposit, do you think he would adjust his behavior and try to get some of that money back?

As landlords, I think, we are doing a disservice to each other, because cash for keys promote this kind of behavior.

Its been said here many times, a good percent of landlording is managing human behavior and if you let this tenant continue to mess up your property with no repercussions, you are enabling bad behavior. 

You can always throw it out if you don't need it, but should you need proof of her behavior, you will have it.This sounds like it's going to be a bumpy 4 months.

Properties last 1-3 days on the market and people are over-paying hoping for appreciation... seems like 2007 behavior.

Throw them a bone if you feel it'll be a good way to reinforce the behavior

Too many landlords just brush off their behavior under the claim, "it is just business and the lease says I am not responsible".

Technically you would think they would be on their best behavior and if this is it it will only get worse from here.Just make sure to document everything and have a paper trail for the what-if scenario.
