Cold climate building costs are much higher than in many US states, plus the new utility hookup costs when building in established areas are huge.  

Mostly, I am curious about the current climate and what others are seeing in, specifically east Grand Rapids, MI but also GR as a whole. 

I understand that filling a tank can cost a fair amount up front, but does it last for a while in a warm-ish climate (SC)?

We have a large amount of "Snowbirds", people looking to escape our miserable winters in a much more tolerable climate (think Florida,Arizona etc) and when I tell these people that they can stay in a beautiful condo for literally a quarter of the price they would pay in many of our cities they jump on the opportunity.

The aspect of cold weather climate, safety, and mismanagement as well as lack of jobs has kept me away.

I've noticed that the self storage places near me are pretty consistently renting at $1/sq ft.You could potentially build climate controlled units in the office area.

In present climate, unless you have significant experience and an established track record, then I would not expect to see 100% financing offered.

I've been advertising and have agents working on it for two months now, and even advertised at a reduced rent but no bites in the current climate.  

I do not believe I would be able to find a vacation rental for under market value in my area in the current economic climate.

Hi All, I searched this topic and nothing has been posted re: this exact subject, except 3 years ago.I don't have a kindle, and Amazon has many newly published books that would have more current info in this climate, but I would like a book I can download to my laptop or is the most recommended and current to this current market.Any suggestions for a step by step process?
